Get Ready for the Next Hurricane and Save on Insurance with a Wind Mit and Four-Point Inspection

We hear complaints almost daily about the rising cost of homeowners insurance in Florida, and we have a way to help you save.

Insurance companies often include discounts when a house has proper wind mitigation features for the roof or have good results on a 4-point inspection. For the summer, we’re offering a $55 discount when these two inspections are scheduled together.

Wind Mitigation Inspection

The Wind Mitigation Inspection can give you credits towards your insurance. The primary purpose is to see how well your home could withstand hurricane force winds. Seven different details of the home are inspected, documented, and photographed.

  • the year the home was built
  • the shape of the roof
  • the permit number and date when the roof was installed
  • size of the nails were used to re-nail the decking
  • type of barrier between the decking and the roof
  • added protection on doors and windows
  • how are the side walls and roof are attached

Insurance companies use this information to apply appropriate insurance credits.

Four-Point Inspection

The Four-Point Inspection is a little more extensive. Insurance companies want four areas of the home inspected.

Roof Inspection

They want information about the roof, but not the same information included in a Wind Mitigation Inspection. They want to see the condition of the roof itself. If someone is claiming to have a new roof, they want to see that it is new. They also want to know if it was permitted and passed its inspections from the county or municipality.

Electric Panel Inspection

Next is the electric panel. The inspector documents the brand of the panel and it’s amp rating(i.e. a Square D, 200 amp panel). The inspector takes the cover off the panel and inspect the breakers and wires for any safety issues or deficiencies. The inspector also documents what the material used for the (copper, aluminum, etc.).

HVAC Inspection

The air conditioner also gets a look. The insurance company wants to know if you have central AC and heat, equipment age, and working condition. The inspector needs access to both parts of the air condition, the air handler and the condenser. He photographs the labels to prove to the insurance company the age of the unit.

Plumbing Inspection

The plumbing is the largest part of the Four-Point Inspection. The inspector examines the water heater, the pipes going to the washing machine, as well as kitchen and bathroom plumbing. (So he needs access to the kitchen and bathrooms.) The inspector checks for leaks and reports what materials are used to bring water into the house and to take water and waste out of the house. Everything must be confirmed with photographs.

For this inspection, whatever is under the bathroom sink is photographed, so remove anything you don’t want the insurance company to see.
